The existing basement theater room is converted into a fully finished TrackMan iO simulator environment. The space is demoed, ductwork is relocated to achieve the minimum 9'4" ceiling height, and the room is rebuilt from the ground up — new electrical, optimized lighting, impact screen, turf, and all SDS-supplied technology. The existing high-end speaker system and projection equipment are preserved and integrated wherever possible. This option works within the current room footprint with no structural changes.
The non-load-bearing wall between the theater room and the adjacent basement space is removed, opening the entire lower level into a cohesive, multi-functional environment. The simulator bay is fully built out as in Option A, while SDS's interior designer designs the adjoining lounge as a unified space — seamlessly flowing from the living area to the simulator room. The result is a space that functions as a premier golf simulator, a theatre room, a place to watch a game, or a hangout for the kids. All in one beautifully designed basement.

The space is designed to be fully multi-functional — equally at home as a premier golf simulator, a movie theatre, or a place to watch a game with family and guests. Seating and layout will be planned to accommodate the whole family plus friends comfortably.
Kid-friendliness is a core design consideration. This will be a space the Wai children and their friends use regularly, and the design will reflect that — with durable, practical finishes, smart storage, and a layout that works for all ages. One concept includes a custom built-in along the back wall with storage for children's toys and other items, plus countertop space for serving and display.

The project investment is structured across four milestone payments — 30% at deposit, 30% at construction start, 30% prior to SDS installation, and a final 10% upon project completion.
