01 — Project Overview

Two approaches.
One standard.

Option A
Interior Fit-Out

The existing basement theater room is converted into a fully finished TrackMan iO simulator environment. The space is demoed, ductwork is relocated to achieve the minimum 9'4" ceiling height, and the room is rebuilt from the ground up — new electrical, optimized lighting, impact screen, turf, and all SDS-supplied technology. The existing high-end speaker system and projection equipment are preserved and integrated wherever possible. This option works within the current room footprint with no structural changes.

Option B
Interior with Wall Removal

The non-load-bearing wall between the theater room and the adjacent basement space is removed, opening the entire lower level into a cohesive, multi-functional environment. The simulator bay is fully built out as in Option A, while SDS's interior designer designs the adjoining lounge as a unified space — seamlessly flowing from the living area to the simulator room. The result is a space that functions as a premier golf simulator, a theatre room, a place to watch a game, or a hangout for the kids. All in one beautifully designed basement.

03 — Design Vision
Option B

A Cohesive
Living Environment.

With the wall removed, SDS provides comprehensive interior design services for the entire lower level — creating a space that flows seamlessly from a sophisticated lounge into a world-class simulator bay. The design is intentional: every element is selected and placed to feel elevated, functional, and distinctly yours.

The space is designed to be fully multi-functional — equally at home as a premier golf simulator, a movie theatre, or a place to watch a game with family and guests. Seating and layout will be planned to accommodate the whole family plus friends comfortably.

Kid-friendliness is a core design consideration. This will be a space the Wai children and their friends use regularly, and the design will reflect that — with durable, practical finishes, smart storage, and a layout that works for all ages. One concept includes a custom built-in along the back wall with storage for children's toys and other items, plus countertop space for serving and display.

Simulator Bay
  • Full SDS simulator fit-out
  • Optimized lighting design
  • Impact screen & turf
  • TrackMan iO integration
  • Paint & finish selections
Lounge & Living
  • Furniture layout planning
  • Custom sectional sofa
  • Bar-height table & stools
  • Credenza & storage pieces
  • Swivel chairs & accent seating
  • Built-in with storage & countertop on back wall — for toy storage, serving, and display
Details & Atmosphere
  • Custom banquette with table
  • Decorative pendant lighting
  • Additional sconce placement
  • Artwork selection & placement
  • Final paint across all areas
  • Secondary seating area with club chairs or custom game table for poker, mahjong, board games & more
Option B — Expanded Simulator & Lounge

04 — Project Scope

Construction
Deliverables.

SDS owns and coordinates the full project — mechanical, electrical, carpentry, and simulator installation. The following outlines the complete construction scope included in the investment.

Electrical Rough-In
Two dedicated 20A circuits to the simulator bay — one for the PC cabinet, one for AV/lighting. Conduit routing to be confirmed with SDS prior to rough-in.
Ductwork Relocation
Relocation of select ductwork to achieve the required minimum 9'4" finished ceiling height. One duct remains in the top right corner to contain demo scope. Scope to be confirmed following site walk.
Demolition & Disposal
Removal of existing theater seating, acoustic panels, and flooring. Disposal of all demo materials. Site protection throughout construction.
Carpentry & Paint
Framing, wall preparation, and painting prior to SDS installation. SDS will provide color recommendations as part of the design package.
Safety & Access
Screen repositioned to the opposite wall, eliminating the door-facing hitting hazard. Entry prevention mechanism incorporated into the design to ensure safety during active simulator use.
05 — Payment Terms

Four Payments.
Full Transparency.

The project investment is structured across four milestone payments — 30% at deposit, 30% at construction start, 30% prior to SDS installation, and a final 10% upon project completion.
